Project Delivery
The project delivery method is a system for organizing design, construction, operations, and maintenance services for a structure or facility by entering into legal agreements with one or more entities or parties. Since owners and other participants in a construction process have diverse needs, we offer several options for delivery, though we prefer to work with the owner in a negotiated cost-plus-fee or design build method, which we believe are the best methodologies for delivering projects on time and with fewer change orders.

Cost-Plus-Fee: Our cost-plus contract, also termed a Cost Reimbursement Contract, is a contract in which we are paid for our allowed expenses plus a reasonable contractor’s fee. Our open book policy allows the client access to expenses incurred at any time during the project.

Design Build: Design build is a method of project delivery in which one entity — the design-build team — works under a single contract with the project owner to provide design and construction services. One entity, one contract, one unified flow of work from initial concept through completion. Design build is also known as design/construct and single-source responsibility. Design build successfully delivers office buildings, schools, stadiums, transportation and water infrastructure projects with superior results.

Integrated Project Delivery: Integrated Project Delivery (IPD) is gaining in popularity, and design and construction teams are joining forces across the country to utilize this delivery method. IPD combines ideas from “Integrated Practice” and “Lean Construction” to problem-solve and to increase project efficiency and effectiveness. Unlike design build delivery method, which places the contractor in the leading role on a building project, IPD represents a return to the “Master Builder” concept where the entire building team (including the owner, architect, general contractor, building engineers, fabricators, and subcontractors) works collaboratively throughout the construction process.

Competitive Bid: Helmer & Sons has extensive experience in competitive bidding. In public works projects, the most common method of determining and stating the contract sum is the “lump sum method,” in which a single amount is quoted for all of the work. With the lump sum method, the initial contract sum is determined during bidding, exclusive of change orders.
